Construction commences on LA’S latest mixed-use development, 3rd & Fairfax
3rd & Fairfax, a new mixed-use development in Los Angeles’ Mid-Wilshire neighbourhood, has officially commenced construction. The project would replace the eastern side of the Town & Country retail centre with a new eight-story structure that will have 331 studio, one-, two-, and three-bedroom apartments over 84,000 square feet of commercial space. Parking for 996 automobiles is also planned in a two-level underground garage and a three-level podium structure.
MVE + Partners is planning 3rd & Fairfax, which seems in drawings to be a modern residential building reaching around 100 feet in height. To lower its scale in front of Fairfax Avenue and a neighbouring elementary school to the south, the structure would use setbacks and cutouts. Courtyards and amenity decks are also planned to give residents with outdoor space.
According to a City of Los Angeles environmental study, the complex will take around 32 months to build.

While the 3rd & Fairfax development is one of the largest in the neighbourhood in recent years, the current plan for the Town & Country site has been scaled back from what was originally proposed in 2018. Holland Partner Group sought to build a 19-story high-rise with more than 380 residential units.
Holland Partner Group, based in Washington state, is also working on other mixed use and multifamily residential projects. Specifically in Koreatown, East Hollywood, Echo Park, Long Beach, and San Pedro. In addition to its Mid-Wilshire project, is developing a 271-unit apartment building in Downtown Long Beach. The building will be eight stories tall and will be coated with fibre cement boards, glass, and painted plaster. Aside from residences, plans call for a fitness centre, a club room, a rooftop terrace, and various open-air courtyards. |
