Work Detail Greater Noida is embarking on an ambitious journey towards development as it unveils its master plan for 2041, which includes the creation of a sprawling 1,000-hectare central business district (CBD) and an aerocity, spanning 776 hectares. These initiatives are set to complement the Noida International Airport in Jewar, which is scheduled to take flight in October 2024. The proposed CBD will be seamlessly integrated into the urban fabric, with well-planned connectivity through a mass rapid transit system (MRTS) and an extensive network of roads. The CBD aims to become a thriving hub for high-end office spaces, upscale restaurants, hotels, financial institutions, business suites, and more. The land use in this central commercial core will encompass a blend of retail establishments, office spaces, hotels, and other business facilities, alongside select residential developments. The overarching goal is to foster a dynamic business environment that encourages economic growth while keeping costs in check, ultimately benefitting Greater Noidas development. Officials have emphasized that the CBD will also be closely linked to residential and green areas, embodying the "live, work, and play" concept to enhance the overall quality of life for residents. In light of the rapidly evolving economy and flexible business models, there is a recognized need to adapt land use strategies to accommodate changing market dynamics and technological advancements. The forthcoming developments in mixed-use facilities are expected to include hotels, service apartments, convention centers, in addition to commercial centers such as high-end showrooms, shopping malls, exhibition halls, and entertainment hubs. Provision for office spaces and logistic hubs has also been factored into the plan. The master plan envisions Greater Noida as a potential hotspot for an aerocity, presenting an opportunity to engage the private sector in land development. Various models of public-private partnership (PPP) will be explored to make this vision a reality. The draft master plan emphasizes that while the area surrounding the Yamuna Expressway will take some years to fully develop, Greater Noida is poised to serve as the "first stop" for passengers and cargo traveling from the Noida airport to Delhi and other parts of northern India. Its strategic location, immediate availability of land, and existing infrastructure make Greater Noida a crucial investment destination. In August, the GNIDA board approved the master plan for 2041 and made the decision to embark on the development of Greater Noida Phase 2, covering an expansive 40,000 hectares. When combined with Phase 1s 31,733 hectares, the citys total area will span an impressive 71,000 hectares, setting the stage for a dynamic and prosperous future.
