The project includes the construction of various types of housing and the necessary urban infrastructure works. The neighborhood to be executed is located in the southwest of the city.
The Provincial Institute of Housing and Urban Development of Chubut presented this Friday the call for public tender No. 18/22 for the Project and Construction of 114 homes in the city of Puerto Madryn.
The "Neighborhood of 114 dwellings in Puerto Madryn" project aims to carry out an urban intervention, based on the construction of various types of dwellings and the necessary urban infrastructure works.
The neighborhood to be executed is located in the southwest of the city, a place of residential expansion within the framework of the planning strategies of the local Municipality.
The link with the Juan B. Justo and Hansen avenues, as well as the location of the entrance to the city by Provincial Route No. 1, place the property in a node of main arteries that allow accessibility to urban-scale facilities.
In order to generate an intervention with morphological diversity, the project is structured from three scales of low and medium density.
Housing units will be built from collective, duplex and individual housing buildings, which include the construction of six houses adapted for families with disabilities.
Constructive features
The collective housing blocks will be executed with a traditional reinforced iron structure system with foundations made up of isolated bases and wall-bearing foundation beams, masonry cladding, mezzanines and a slab roof.
The exterior masonry is executed with hollow ceramic bricks with thick plaster on both sides, waterproof on the outside, and finished with fine plaster on the inside and textured plastic coating on the outside; meanwhile, the floors, coatings and baseboards are made with ceramics.
The ceilings will be gypsum plaster applied in the bedrooms and living room, as well as gypsum board with a joint taken on a suspended metal structure in bathrooms, kitchens and laundry rooms.
The carpentry will be made of bent sheet metal and aluminum, as specified in the corresponding form, with safety glass.
Infrastructure
The road network of the place, reflected in the measurement, must be executed from the opening of streets, consolidation of roads and the construction of gutter cordons, transition wings and speed bumps. Shoulders and crowning of the gutter cords are made with concrete in an integrated manner.
It consists of the tasks of soil clearing to open streets where necessary, preparation of the land, compaction and completion with gravel granular base. It also includes the contribution of selected soil to reach the project profile.
Urban equipment
Waste containers will be provided on the plot fronts, in the strip of public space between the pedestrian path and the gutter, with different designs depending on the typology.
Public trees are foreseen with the planting of two specimens for each frontage of the plot, with the exception of corner lots, respecting implementation plans, or the criterion of one tree every 5 meters of frontage. |
