Järvenpään Mestariasunnot Oy (Hereinafter Also The Client Or Procurement Entity) Is Requesting Bids For The Supply Of A Property Management System As A Saas Service In Accordance With The Request For Bids And Its Appendices. Järvenpään Mestariasunnot Oy Is A Company Focused On Rental Housing, Whose Goal Is To Produce And Maintain High-Quality Housing Services And Manage Its Rental Housing Stock Efficiently And Customer-Oriented. The Goal Of The Procurement Is To Acquire One Supplier With Total Responsibility, Who Is Able To Deliver A System Package Suitable For The Customers Needs, As Well As The Related Commissioning Services, Maintenance, Support And Development Services. The Goal Of The Procurement Is To Unify And Develop The Operating Processes Related To The Customers Real Estate And Rental Activities And To Enable System Development In Accordance With The Customers Changing Needs Throughout The Contract Period. The Object Of The Procurement Is A Property Management System Delivered As A Saas Service (Software As A Service), Which Includes The Operating Environment, User Rights, Capacity, Maintenance, Updates And Other Services Defined In The Request For Tender And Its Appendices. The Supplier Is Responsible For Providing The Service As A Total Service, So-Called Turnkey. The Supplier Is Responsible For The Equipment, Software, Licenses, Capacity, Technical Operating Environment, Maintenance, Data Security And Ensuring The Continuity Of The Service Required For The Operation Of The System In Accordance With The Request For Tender And Contract Documents. The Subscriber Gets Access To The System For The Duration Of The Contract Period. The System Must Form One Unified Entity That Allows The Subscriber To Manage Key Processes Related To Real Estate And Rental Operations. The System Must Support At Least The Following Functional Entities: - Rental And Customer Management - Rental Agreement Management - Invoicing And Ledger Functions - Service And Maintenance Management - Pts Functionalities - Resident And User Services - Reporting And Information Management - User And Access Rights Management - Integrations With Other Systems Used By The Subscriber. The More Detailed Functional, Technical, Information Security, Data Protection, Accessibility, Service Level, Integrations And Conversions Requirements Set For The System Are Described In The Tender Request And Its Appendices, Especially In Appendix 4 Requirements, Options, Integrations And Conversions. The Procurement Includes At Least: - The Right To Use The System As A Saas Service - Implementation Project - Data Conversion And Transfer From Current Systems - Necessary Integrations According To The Tender Request Appendices - User Training - Implementation Phase Support - System Maintenance And Support Services - Continuous Development Of The System - Mandatory Functionalities And Services Defined In The Tender Request And Its Appendices.
