Architectural Services For Outdoor Areas – Extension And Renovation Of Naila Clinic, 3.Ba - Property Planning Services, Outdoor Areas, Lph 1-9 In Accordance With §§ 38 Ff. Hoai,. Significant Structural Work Is Taking Place At The Naila Location Of Kliniken Hochfranken. The Naila Clinic At Hofer Straße 45 In 95119 Naila Will Be Gradually Expanded And Renovated In Accordance With Todays Requirements In The Area Available. The First Construction Phase, A New Hospital Building, Was Completed In November 2019. The Second Construction Phase Is A Renovation Of The Existing Building And Was Completed In 2025. There Is An Urgent Need For Maintenance In The Existing Area Of The Naila Clinic In Order To Ensure The Operation Of The Clinic For The Next 15 Years. However, Results Of A Feasibility Study Show That The Identified Maintenance Effort Is Disproportionate To The Required Investments. At The Same Time, Previous Plans For An Extensive Expansion Were Not Feasible For Financial Reasons. This Results In The Need For A New Objective For The Continuation Of The Ba3: The Planning Of A Ba3 Should Be Continued Through A Greater Integration Of Suitable Existing Areas, With The Scope Of The Extension Building Being Significantly More Compact. Essential Functional Areas Such As Or And Aemp Could Be Concentrated In The New Building And The Maintenance Requirements In The Existing Building Could Be Limited. As Part Of The Continuation Of The Target Planning, It Is Currently Being Clarified Which Functional Areas From The Updated Spatial Program Can Be Usefully Bundled In The More Compact Extension Building And Which Areas Can Be Appropriately Accommodated In Existing Areas. In Addition, It Will Be Checked Whether There Are Areas From The Spatial Program That Cannot Be Implemented Either In An Extension Or In The Existing Building. The Updated And Approved Room Program As Well As The Maintenance Measures That Are Still Necessary According To The Feasibility Study (Especially With Regard To Fire Protection) Must Be Included (See Appendices). Note Planning Documents: The Construction Phases Shown In The Plan Status Ba 1-9 Are Those That Were Defined As Possible Steps For The Maintenance Measures As Part Of The Feasibility Study If Maintenance Measures Were To Be Implemented In The Existing Building. There Is No In-Depth Inventory; The Planned Status Of The Inventory (Excluding The Areas From Ba2) Corresponds To The Available Documents. // Area Information: The Main Property Data Is Currently As Follows: Target Area Frp Total: 10,556 M² Functional Area Ba 1/2 (Target): 5,391 M² Functional Area To Be Planned Ba 3 (Target): 5,165 M²* *) Implementation Of The Area And Division Of The Areas Into New Buildings And Renovations. The Existing Building Is Currently Being Examined As Part Of The Target Planning. The Aim Is To Develop The Relevant Documents For The Application For Advance Determination And To Submit Them On Time In 2026 // Milestones: See Appendix General Schedule // Costs: The Total Costs Of The Project (Kg200-600) Are Estimated At Approx. €100 Million Gross
