1. The Subject Of The Order Is A Service Related To The Management Of Municipal Real Estate In The City Of Przasnysz.2. The Scope Of Services Includes: 1) Management Of Municipal Buildings And Premises And Adjacent Areas That Are 100% Owned By The Ordering Party, 2) Management Of Municipal Residential And Commercial Premises In The Buildings Of Housing Communities, 3) Maintaining Cleanliness And Order, 4) Leasing Of Containers, 5) Administration Of Personal Data To The Extent Necessary To Perform The Contract Total Usable Area Of All Premises Of The Municipality Of Przasnysz: - Pln 13,323.04 M2 (338 Apartments And 5 Commercial Premises - Including Utility Rooms), Including: - 7,964.05 M2 - In Municipal Buildings (231 Apartments); - 5,358.99 M2 - In Buildings Of Housing Communities And Housing Cooperatives (107 Apartments, 5 Commercial Premises In Buildings Of Housing Communities). The Total Usable Area Of Municipal Resources, The Area Of Economic Buildings And Properties May Decrease During The Term Of The Contract. Reduction/Increase As A Result Of, For Example, Disposal Of Municipal Property, Demolition, Inventory, Change Of Purpose Or Use Of Immovable Property, Purchase Of Real Estate, Construction, Etc., Then The Remuneration Will Be Appropriately Reduced/Increased According To The Applicable Unit Rate. The Contractors Obligations Include Taking All Necessary Activities Falling Within The Concept Of Management, Including In Particular: 1) Concluding Contracts With Utilities Suppliers For Real Estate; 2) Notifying The Ordering Party About Exempt Residential Premises (Supervising Vacant Premises), Sealing, Storing Keys, Making Premises Available For Viewing To Persons Directed To Conclude A Lease Agreement Or Other Persons Indicated By The Ordering Party; 3) Preparing Handover And Acceptance Protocols For Premises Or Other Real Estate; 4) Concluding And Terminating - On Behalf Of And For The Benefit Of The Ordering Party - Lease Agreements (Draft Agreement For The Lease Of Premises And Social Rental Of Premises For The Ordering Partys Approval); 5) Financial And Accounting Services For Managed Premises Housing Resources Of The City Of Przasnysz, Consisting In Particular In: A) Calculating The Amount Of Rents, Compensations, Fees For Non-Contractual Use And Other Fees For The Use Of Real Estate Based On The Ordering Partys Instructions And Contracts With Utilities And Service Providers, B) Collecting Rent, Compensation And Operating Fees Related To The Management Of Non-Real Estate, C) Keeping Records Of Revenues And Costs Separately For Each Building, D) Storing And Archiving Source Documents Financial And Accounting, E) Verifying The Content Of Invoices For Supplied Heat, Water And Sewage In Order To Confirm Their Implementation, F) Preparing Material And Financial Reports, G) Submitting Accounting Notes For Due Advances On The Costs Of: Management And Renovations, Utility Fees And Waste Management Fees For Premises Owned By The City Of Przasn
