Building Construction Work – Commercial Leases In The Future State Of Completion (Befa) With Completion By The Lessor Of Development Work In The Town Of Bourges (Cher - 18000). Enedis Has Decided To Launch A Consultation For A Befa In The Town Of Bourges Close To The A71 Accesses. Common Particularities Of The Land: The Proposed Land Will Be In A Non-Floodable Zone, In A Non-Wet Zone Will Not Be In A So-Called “Seveso” Zone, With The Archaeological Risk Removed Or In Progress, In An Area Not Subject To The Architects Of Buildings Of France Outside The Airport Zone With The Least Possible Elevation Which Allows Easy Accessibility Of Our Machines In Complete Safety, Particularly With Other Users. Near Major Traffic Routes. Enedis Wishes To Bring Together Around 133 Employees Already Present On Different Sites In St Doulchard And Bourges Mallet In A Single Mixed-Use Building (Tertiary And Activity) In The Town Of Bourges Near The A71 Road. It Must Have The Following Areas: - Office Areas Of Approximately 1490 M² - Additional Technical Premises And Closed Garages Areas Of Approximately 1223 M² - Open Shelter Areas Of Approximately 1154 M² - Exterior Storage Areas Of Approximately 2246 M² - Number Of Light Vehicle Spaces Of Approximately 158 Spaces - Number Of Heavy Vehicle Spaces Of Approximately 10 Spaces Candidates Will Be Able To Get Closer To The Community Of Bourges Agglomeration To Select The Land Which Will Best Meet The Characteristics Of The Project. A Piece Of Land Has Been Identified By Enedis Which Is Owned By The Bourges Agglomeration Community. The Building To Be Constructed Will Comply With Current Regulations: Labor Code And Re 2020. It Will Also Meet The Enedis Companys Sustainable Building Standards In Force. All The Prescriptions Will Be Fully Detailed In The Consultation File. These Areas Are Provided Within +/10% Of The Areas Which Will Be Specified In The Upcoming Consultation Regulations. The Buildings Must Be New. Delivery Of The Building (Lessee Development Work Completed) Must Take Place Within 24 Months Following Signature Of The Contract And No Later Than 02/28/2028. The Completion Of The Lessees Development Work Will Be Entrusted To The Lessor. The Holder Will Be Charged By Enedis With All Of The Following Missions: • Design, Undertake And Monitor All Of The Studies Which Make It Possible To Construct The Buildings As Specified In The Documents Of The Upcoming Consultation; • Carry Out And Follow All Administrative Procedures In Close Liaison With Enedis; • Carry Out The Works All Trades Including The Development Works Of The Lessee Until Their Perfect Completion As Specified In The Documents Of The Upcoming Consultation; • Carry Out And Monitor The Actions To Ensure The Energy And Acoustic Performance Of The Building And Its Fittings; • Use The Buildings Technical Equipment As Specified In The Upcoming Consultation Documents.
