Luumäen Asunnot Oy Is 100 Percent Owned By The Municipality Of Luumäe And Falls Under The Group Control Of The Municipality Of Luumäe. Luumäen Asunnot Oy Owns And Manages 25 Rental Buildings In Luumäki Municipality, With A Total Of 291 Apartments. The Properties Are Located In Taaveti And Jurvala In Luumäki. The Property Manager Handles The Selection Of Residents For Apartments And The Notification Of Those Selected. In Some Locations, The Selection Of Residents Can Be Guided By The South Karelia Welfare Area. The Task Of Real Estate Management Is Also To Take Care Of The Follow-Up Measures Of Tenant Selection, Such As Showing The Apartment And Concluding A Lease Agreement. Hosting Is Required To Be Managed In Accordance With Good Hosting Practices. Hosting Includes Administrative, Financial And Technical Tasks, They Are Listed In More Detail In The List Of Tasks In Appendix 1. However, It Is Based On The General List Of Tasks In Hosting In Such A Way That In The General List, Tasks That Qualify For Separate Compensation Have Been Included As Part Of The Total Remuneration. The Hosting Service Also Includes A Key Service During Office Opening Hours On Weekdays - If Necessary Also At Other Times, If The Authority Needs Information Related To Hosting In Addition To Opening The Door. We Require - Taking Into Account The Abundance Of Properties To Be Hosted And The Need To Communicate With Both The Tenants And The Companys Owner, The Municipality Of Luumäki - That The Hosting And Related Customer Service Is Handled From A Dedicated Office In Taaveti. You Can Inquire About Possible Rental Premises From The Luumäki Municipalitys Technical Department Or Check Out The Free Offer. Customer Service Must Be Offered Full-Time On Weekdays, At Least Mon–Thurs From 9 Am To 4 Pm And Friday From 9 Am To 1 Pm. We Also Require That The Persons Named In The Offer As Responsible Persons For Hosting And Customer Service Work Full-Time At Taavetis Office. We Require Site-Specific Budgeting And Continuous Financial Monitoring From Hosting. The Property Manager Prepares The Meeting Matters Of The Companys Board And Acts As The Secretary Of The Meetings. There Have Been No More Than 8 Meetings Per Year (This Number Of Meetings Must Be Included In The Annual Price). The Property Manager Also Participates In Other Meetings Related To The Companys Operations, Of Which There Are Approximately 4 Each Year (This Number Of Meetings Must Be Included In The Annual Price). An Example Of These Are Luumäki Municipal Board Meetings (Evening Meetings), Where The Ceos Of The Subsidiaries Report On Their Areas Of Responsibility, And Possible Working Groups Related To Housing In The Municipality. Contract Period: The Contract For Hosting Services Will Be Concluded For A Fixed Period Of 5 Years Starting On March 1, 2026. The 2025 Financial Statements Will Be Completed By The Current Hosting Office By March 15, 2026. For The Accounting Period Of The Last Calendar Year Of The Contract Period, The Hosting Service Provider Prepares The Financial Statement By The End Of February Of The Following Year (The Work Is Included In The Fixed Total Price Of The Last Calendar Year Of The Contract Period).
