The Service Provider Association (Regional Development Intermunicipal Company) Dender, Durme And Schelde (Dds) Wishes To Proceed With The Design And Construction Realization Of A New Office And Staff Building At Bevrijdingslaan 201, 9200 Dendermonde Via An Integrated Design & Build Assignment, With A Mandatory Optional Component For Technical Maintenance. The Assignment Covers The Entire Process From (Preliminary) Design To Implementation And Delivery, Including The Coordination Of All Disciplines Involved And, If The Option Is Selected, Technical Maintenance During The Agreed Maintenance Period. The Ambition Is To Realize A High-Quality Office And Staff Building That Is Integrated Into Its Environment And That, As An Accessible, Open And Accessible Office, It Becomes A Pleasant Working Environment For Employees And A Warm And Safe Place For All Our Visitors. Context Of The Location Choice The Project Zone For This Assignment Is Located In Dendermonde, Appels, Bevrijdingslaan 201, And Has A Central Location In The Operating Region. The Site Connects To The Eegene Business Zone, With A Rup Of The Same Name, Intended For Craft Companies, Smes And Public Utility Companies. The Physical Demarcation Is Done By The Dendermonde – Wetteren Regional Road (N416) And The Scheldt With Adjacent Towpath. The Site Therefore In A Certain Sense Forms The Transition From Nature Reserve To Urban Fabric. Figure: Location Of The Dds Site Within The Operating Area. A Transition Is Also Noticeable On The Site Itself Between The Southwestern Office Zone And The Northwestern Industrial Zone. - Industrial This Zone Is Mainly Where Verkos Activities Take Place (Recycling Park, Thrift Shop, Fermentation And Composting Factory, Vehicle (Re)Storage Site, Current Staff Building. - Office Zone The Southwestern Part Has No Industrial Activity. The Existing Office Building Is Located Here With The Offices Of Dds And Verko. This Zone Of The Industrial Estate, Like The Old Landfill/Solar Park, Is Enclosed On The Western Side By The Scheldt With Adjacent Towpath. Dds And Verko Wish To Bring Together A New Office And Staff Building At The Transition Between The Industrial Zone And Office Zone. This Is For Symbolic, Functional And Logistical Reasons. To House These Functions, The Central Crusher Building Is Being Nicknamed Bunker. Mobile Operators On The Roof). To Better Understand The Structure And The Possibilities, A 3D Measurement And Bim Model Of This Bunker Was Drawn Up.
