In Cooperation With The City Of Bochum, The Epg Intends To Create Planning Rights For The Development Of A Commercially Used Future Area In The Inner City West (Development Plan No. 1049 - Gußstahlstrasse Commercial Area) Adjacent To Bochums City Center And To Later Implement The Measure. On July 2Nd, 2025, The Responsible Committee For Planning And Real Estate Made The Decision To Draw Up The B-Plan 1049. The Property In The Western City Center Is The Eastern Part Of A Former Industrial Site, Which, After The Relocation Process And The Demolition Of The Standing Buildings, Is Available For Area Development Of The Westpark And The Erzbahntrasse For Pedestrian And Bicycle Traffic, Especially From The City Center. Public Green Spaces Are To Be Created Adjacent To Bochums City Center, Which Will Create A Connection To The Large Westpark Park Via A Greenway Connection. The Location Is Located In The City Center Between The Bvv Cast Steel Factory, Which Is Still In Operation, In The West And The Properties In The East That Are Primarily Designated As Residential Areas. The Area In Question Is Formed From Parcel 430 Of Corridor 1 In The Bochum District. The Area And The Neighboring Properties To The East And Northeast Are Bordered By Railway Tracks. To The South, A Parking Lot And The Cast Steel Road Border The Property. The Property Has A Maximum Width Of Approx. 220 M In A West-East Orientation And A Maximum Of Approx. 500 M In A North-South Orientation. The Terrain Height Is Between Approx. + 89 M Above Sea Level And Approx. +92 M Above Sea Level With A Gradient From South To North. In Advance Of The Planned New Use (Commercial), A Remediation Plan Must Be Developed In Accordance With The Information From The Lower Soil Protection Authority Of The City Of Bochum And A Remediation Plan In Accordance With Bbodschg Must Be Drawn Up. For This Purpose, The Test Results Available So Far Must Be Processed, Compiled And Evaluated According To Bbodschv. Further Studies Of The Environmental Media Soil And Soil Air Are Required To Update And Expand The Available Data And To Close The Existing Data Gaps.
