Tender For Structural Repairs, External Repainting, Rectification Of Seepage, Internal Renovation Of Flats, At Nabard Staff Quarters Building No. 5 (5A, 5B, 5C, 5D, 5E), Damodar Park, Ghatkopar (W), Mumbai; 1 INTERNAL RENOVATION WORKS OF FLATS AND COMPLETE RENOVATION AT NARARD STAFF QUARTERS. DAMODAR PARK.GHATKOPAR(W), MUMBAI. Enabling System:-DOUBLE SCAFFOLDING SYSTEM(cup lock type)Providing and fixing double scaffolding system (cup lock type) on the exterior side of G + 13 storeyed building/structure for all heights above ground level, including additional rows of scaffolding in stepped manner as per requirement of site, made with 40mm dia M.S. tube, placed 1.5 metre centre to centre, horizontal & vertical tubes joint with cup & lock system with M.S. Tubes, M.S. tube challis, M.S. clamps and staircase system in the scaffolding for working platform,net for capturing falling debris, hessian fabric cloth ( having opaqueness > 90 % ) for safety etc. and maintaining it in a serviceable condition duringexecution of work of cleaning and/ or pointing and/ or applying chemical and removing it thereafter. The scaffolding system shall be stiffened with bracings, runners, connecting with the building etc, wherever required, if feasible, for inspection of work at required locations with essential safety features for the workmen etc., complete as per directions and approval ofconsultant. Note:- (1) The elevational area of the scaffolding shall be measured for payment purpose. (2) The payment will be made once (one time) only for execution of all the items of works requiring scaffolidng (3) No extra/additional payment shall be made for removal and refixing of scaffolding, if done by the contractor for any reason/s. (4) Entire scaffolding material used shall be the property of the contractor and shall be removed and taken away by the contractor after completion of work. (5) Any damages to the wall and other parts of the building caused due to the fixing and removing of scaffolding shall be repaired by the contractor on his own cost. 2 WINDOW COVERING :a) Providing and fixing 6 mm thick old/ new commercial plywood in servicable condition with jungle wood frame work of 50 x 35 mm size at 60 cm on One ways for closing the window portion/openings for protection from falling debris, dust etc. including cutting, fixing with nails and removing after the same after completion of the work. (In event of any damage to existing windows, shall be the same shall be repaired by the contractor on his own cost) 3 BREAKING OF EXTERNAL / INTERNAL PLASTER: USING Chisel & HammersDismantling/ Removal of the existing old plaster (both internal and external) of any thickness and at all levels by chisel & hammer / cutter plate or skirting including raking out joints and cleaning the surface for re-plaster. Rates quoted to include removing all debris, spalls, including cleaning the site, lowering down the debris to the ground without causing dust nuisance and damage to the structure and disposing & carting away the debris outside the building compound upto the municipal dump site with necessary municipal permision with all lead and lift. 4 DEMOLISHING BRICK WORK : Demolishing brick work manually/ by mechanical means including stacking of serviceable material and disposal of unserviceable material outside the building compound to the municipal dump grounds with required municipal permission for all lead and lifts as per direction ofconsultant. 5 DISMANTLING OF TERRACE WATERPROOFING: Removing the existing waterproofing layers of china mosaic flooring and bedding brick bat coba of any thickness on theexisting terraceincluding cement vatta ( wherever required) and exposing the RCC slab surface and cleaning it. Rates shall be quoted to include removing all debris, spalls, including cleaning the site, lowering down the debris to the ground floor without causingdust nuisance and damage to the structure and disposing & carting away the debris outside the building compound upto the municipal dump with required municipal permision with all lead and lift, etc. complete as directed. 6 M.S. STEEL PROPS:-Providing and fixing in vertical position telescopic M.S.prop under deflected beam/lintel/slab/chajjas by using wooden battens of size 1000 x 80 x 80 for packing between prop plate and the beam/lintel/slab/chajjas bottom surface to support the structure member beneath provisionally during strucutural repair and jacketting of that member etc. and maintaining them in the position till required time at the required locations as per the directions ofconsultant. Note: The work shall be executed only with the prior approval of theconsultant. 7 REMOVING THE EXISTING Mild Steel(MS) GRILL: (LIVING ROOM , BEDROOM & KITCHENWINDOWS) ( UPTO SIZE 3 X 1.50M) Dismantling the existing M.S.Grills made up of angles, tees, flats, channels, etc. including all gusset plates, bolts, nuts, cutting rivets, welding, etc. carefully including dismembering complete work as directed for, at all locations in the building and taking away the same and providing buy back for the items mentioned later in the BoQ 8 REMOVING THE EXISTING MS GRILL: (WC & BATH WINDOWS) (SIZE 0.90 X 0.60 M) Dismantling the existing M.S.Grills made up of angles, tees, flats, channels, etc. including all gusset plates, bolts, nuts, cutting rivets, welding, etc. carefully including dismembering complete work as directed for, at all locations in the building and taking away the same and providing buy back for the items mentioned later in the BoQ. 9 TEMPORARY PROTECTION TO FLOORING : Providing temporary protection to flooring using PVC sheet & plaster of paris, wherever required as per the directions ofconsultant. This protection is to be retained till completion of works in the areas and handing over of the area to the bank so as to prevent damage to the flooring during execution of works inside the flats and removing the same after completion of work and carting away the debris outside the building compound up to the municipal dump with required municipal permission with all lead and lifts, etc. complete 10 Removing/Taking out doors, windows and clerestory window shutters (steel or wood) of area 3 Sq. Meters and below including its frames, architraves, holdfast, jambs, etc. at all locations and stacking the dismantled materials within the building compound at designated location including all leads & lifts, etc. complete as instructed and directed 11 Removing and dismantling steel work having built up sections in angles, tees, flats and channels including all gusset plates, bolts, nuts, cutting rivets, welding etc.at all locations including dismembering and stacking the dismantled materials within the building compound at designated location including all leads & lifts, etc. complete as instructed and directed 12 Dismantling roofing material including ridges, hips, valleys and gutters etc., made of Acrylic/G.I/ Galvalume Sheet at all locations and stacking the dismantled materials within the building compound at designated location including all leads & lifts, etc. complete as instructed and directed (Plan Area will be the basis for payment) 13 Removing existingweather shedscarefully at all locations and heights on exterior face of the building and stacking the same within the building compound at designated location for re-fixing purpose including all leads & lifts, etc. complete as instructed and directed. STAIRCASE & PASSAGE (SIZE 2.35 m x 0.60 m) 14 Removing existingweather shedscarefully at all locations and heights on exterior face of the building andstacking the same within the building compound at designated location for re-fixing purpose including all leads & lifts, etc. complete as instructed and directed.(WC & BATH(SIZE 2.35 m x 0.60 m) 15 Re-fixing the removed weather sheds at all locations and heights on exterior face of the building with new anchor fasteners required for fixing in its original position including all additional material required for repair /servicing of the old chajja for alllead & lifts, etc. complete for installation of the weather sheds.STAIRCASE & PASSAGE (SIZE 2.35 m x 0.60 m) 16 Re-fixing the removed weather sheds at all locations and heights on exterior face of the building with new anchor fasteners required for fixing in its original position including all additional material required for repair /servicing of the old chajja for alllead & lifts, etc. complete for installation of the weather sheds.(WC & BATH(SIZE 2.35 m x 0.60 m) 17 Dismantling the old/existing tile work of any thickness in floors, walls and roofs including the bedding cement mortar or tile adhesive and removing all debris, spalls, including cleaning the site, lowering down the debris to the ground floor without causingdust nuisance and damage to the structure and carting away the debris outside the building compound upto the municipal dump with required municipal permision with all lead and lift, etc. complete as directed. 18 STRUCTURALREPAIR CHIPPING OF R.C.C.:-Chipping and removing theloose/ unsound/ weak concrete with manual chisel and/ or by standrad power driven percussion type of approved make equipment upto reinforcing bars, without removing the reinforcement, including tapering of all edges, making square shoulders of cavities, removing all the loose materials, cleaning the surface by water jet pressure pump to make all the exposed surface free from dust, oil and all impurities, etc. and air drying the surface, etc. complete as directed for all locations. (Note:-Exposed Surface area prepared for repair of structural member shall be considered for payment) 19 Providing & applying anti corrosive treatment with zinc rich epoxy primer to the exposed reinforcement after removal of the corrosion in steel reinforcement by mechanical means like wire brushing, chipping to remove loose rust and then applying alkaline chemical rust removal solution of approved make with brush and leaving the surface for at least 24 hours, then removing loose materials by scrubbing or with brush and thoroughly washing with water and allowing it to surface dry. After detachment of loose scales reddish rusted surface is still left exposed, this has to be retreated or as per approved manufacturers specifications.(Note:-Exposed Surface area prepared for repair of structural member shall be considered for payment) 20 Application of Corrosion Inhibitor: Providing & applying One coat of Concrete Penetrating Corrosion Inhibitor (Surface applied) which works on Bipolar Inhibition Mechanism on entire concrete surface to be repaired by using brush or spray at 250 ml per Sq.Mt./Coat or as per manufacturer’s specification and prior to application of first coat of anti corrosive coating to reinforcement. (Note:-Exposed Surface area prepared for repair of structural member shall be considered for payment) 21 Bond Coat: Providing & applying One coat of structural grade epoxy bond coat of approved make and brand by brush conforming to ASTM-881- 87 to the prepared concrete surface to be repaired / strengthened at the rate of 2.20 sq.m./ kg. This is applied prior to the application of polymer repair mortar / epoxy mortar / Microconcrete to have monolithic action between old concrete surface and new concrete surface at all locations as directed. (Note:-Exposed Surface area prepared for repair of structural member shall be considered for payment) 22 Polymer Modified Mortar (PMM) REPAIRS: Repairingthe damaged existing RCC structural members (vertical or horizontal) by supplying & applyingready mix Polymer Modified Mortar of approved brand conforming to EN 1504 Part 3 (Properties: 28 days compressive strength = 45 MPa and Bond Strength = 2 MPa), where the thickness of repair is upto 30 mm in two layers, to the prepared concrete surface to be repaired / strengthened and repairing with PMM shall be done when the epoxy bonding coat is tacky. In one application around 15 mm thickness shall be built.Subsequent layer shall be built by supplying & applyingone bond coat of Polymer modified cement slurry . The quoted rate shall include all these operations. (However, it is clarified thatbond coatbetween old & new surface of concrete, shall be applied & paid separately). PMM applied surface to be smoothed with a trowel or finishing by float or sponge to be done as soon as the mortar has begun to stiffen. The polymer modified repair mortar shall be mixed, applied and cured as per the manufacturers technical specifications completeas directed. The final coating of protective layer of prescribed chemical (Like Duck Gaurd of M/s Fosroc) is to be applied within quoted rate. (Note:-Exposed Surface area prepared for repair of structural member shall be considered for payment) 23 MICRO CONCRETE WORK: Repairing the existing damaged RCC structural members (vertical or horizontal) or strengthening itby supplying & applyingready mix Micro Concrete of approved brand & make conforming to EN1504 Part 3 (Properties: 28 days compressive strength= 55 MPa and Bond Shear Strength = 10 MPa at 14 days), where the thickness of repair is more than 30 mm and upto 115 mmwhen the epoxy bond coat is tacky, including supplying & applyingbond coat, cost of fixing and removal of good quality shuttering or forms treated with a chemical release agent and braced to withstand the pouring pressure, pouring the microconcrete in forms at all levels & heights, proping, finishing the surface, curing, etc. complete as directed. The quoted rate shall include cost ofall these necessary operations relating to extensive repairs to beams,columns and other structural members. For repairs beyond 80mm to 115mm in thickness, extend Ready Mix Micro Concrete with up to 25kg of 5-12mm sized washed, saturated surface-dry (SSD), graded low absorption, high density aggregates. The microconcrete shall be mixed, applied and cured as per the manufacturers technical specifications. The final coating of protective layer of prescribed chemical (Like Duck Gaurd of M/s Fosroc) is to be applied within quoted rate. (Note: Payment is to be made by weight premixed of micro concrete product consumed as per site register records) 24 Concrete of M25 grade with minimum cement content of 340 kg /cumProviding and laying in position ready mixed or site batched design mix cement concrete of M25 grade with minimum cement content of 340 kg/ cum for reinforced cement concrete work at all heights and location; using coarse aggregate and fine aggregate derived from natural sources, Portland Pozzolana / Ordinary Portland /Portland Slag cement, admixtures in recommended proportions as per IS: 9103 to accelerate / retard setting of concrete, to improve durability and workability without impairing strength; including pumping of concrete to site of laying, curing, carriage for all leads & lifts , centering, shuttering etc. but excluding the cost of reinforcement as per direction of theconsultant 25 Providing and laying M25 concrete for jacketting the existing column of any size as per site condition by removing the concrete cover to reinforcement, by chipping or other suitable means to expose the reinforcement of existing column in order to make available the same for binding the extra reinforcement as shown in the drawing and also supplying & applying approved rust removal & removing loose scales of the reinforcement as well as providing & applyingapproved make of epoxy resin to get proper bond with newly laid M25 grade concrete. This item includes requisite shuttering, centring, scaffolding, proping etc. for repairing the existing surface as specified and also removal of debris, curing etc. complete at all locations as per the specifications and directions of theconsultant.The aforesaid concrete shall be laid by the sides of the existing column with uniform thickness of 115 mm or as specified, for jacketing purposes thereby increasing the sectional dimensions by 150 mm or as specified including surface finish at any height . (NOTE :- Reinforcement will be paid separately under respective item of schedule ). 26 Providing and fixing in position Thermo Mechanically Treated steel bars reinforcement of Grade Fe500D conforming to IS 1786 of various diameters for R.C.C. pile, pile caps, footings,raft,retaining wall,shear wall, lift wall, foundations, slabs, beams, columns, canopies, staircases, newels, chajjas, lintels, pardies, coping, fins, arches, etc. at all levels and position as per detailed designs, drawings and bar bending schedules approved by EIC, including straightening, cutting, bending, hooking the bars, binding with wires or tack welding, supporting provision with necesary chairs and spacers as required etc. all complete at all locations as directed. (Note: The chairs, spacers, unauthorised laps, binding wire and wastages shall be to contractors account and will not be measured for payment, only used TMT bars weight will be considered) 27 Doing drilling to make required diameterhole & cleaning it as well as supplyingandinjectingETA approved fast curing epoxy resin anchor grout in RCC beams, lintels, columns and slabs to introduce reinforcement steel bars of diameters upto 16mm at required locations including fixing in position the steel bars but excluding the cost of reinforcement bars. Application to be designed separately for Rebars as Simply Supported, Moment or Splice Connection as per EC2/TR 023 or relevant tested and accepted rebar guidelines. The chemicalshouldhaveETA approvalforseismicrebarasaminimumqualifyingcriterion. Drillingholewithdoubleflutetypedrillbitsorhollowdrillbitstotherequireddepthby rotary hammer drill, cleaning with brush and jet of clean air, filling resin and hardener using serratednozzletoeliminatemixingerrorwithstandardHDEA22batterydispenseralong with piston plug. The installation and the setting instructions should be strictly followedas per the manufacturer’s recommendations. The adequate diameter and embedment of rebars to bedecidedasperPROFISRebarSoftware&thereporttobesubmittedtotheproject manager/ design engineer for approval. Scanning before drilling to be done to avoid hitting existing rebars. 28 SHEAR CONNECTORS: Providing and fixing shear connectors by making 10/12 mm dia holes using heavy duty electrically operated hammer drills in the concrete of RCC members to a depth of about 75 mm at 500 mm c/c or at suitable grid in zig-zag fashion, clean the holes using air jet and fix pre- fabricated 100 x 50 mm L-shape 8 mm dia rebar using Anti Corrosive protective coating so that 75 mm out of 100 mm is inserted inside the concrete and 25 mm remain outside along with 50 mm bend and grouting the holes by supplying & applying the required epoxy grout. The shear connectors are used to tie the additional reinforcement bars at all locations. 29 Carbon Laminate Strips: Providing and fixing of 100 mm x 1.4 mm carbon fiber reinforced polymer laminate having fiber volume content more than 68% and mean laminate tensile strength of 3100 MPa with epoxy resin based adhesive in the beams, columns, structural elements as per the directions of the Consultant / NABARD, including cleaning and preparation of the substrate concrete surface, all manpower and equipments, etc. complete in all respect 30 GROUTING NIPPLE: Providing and inserting 12 mm dia galvanised steel injection nipple in honey comb area and along crack line including drilling of holes of required diameter (20 mm to 30 mm) up to depth from 30 mm to 80 mm at required spacing and making the hole & cracks dust free by blowing compressed air, sealing the distance between injection nipple by providing & applying the required adhesive chemical of approved make and allow it to cure complete as per direction of EngineerIn-Charge at all locations. Rates to include the cost of scaffolding, all material and equipment, lead & lifts etc. complete in all respects. 31 Polymer Cement Grouting: Providing and injecting Polymer Cement Grout (10% of Polymer of approved makes by Weight of Cement) through pre-fixed nozzled into cracks/honey-comb area of concrete/masonry by suitable gun/pump at required high pressure including scaffolding/ working platform, cutting of nipples after curing, cleaning, etc. complete as per directions ofconsultant at all locations (Note: This item shall be paid on actual consumption of grout used in Kg as per site register book) 32 Carbon fibre wraping system: Strengthening the structural elements by providing & fixing CARBON FIBRE of 430 GSM (Make Sika or BASF or FOSROC or equivalent) including surface preparation by grinding concrete substrate, cleaning it with wire brush removing oil, laitance if present, rounding sharp edges to min 25 mm radius etc. complete, profiling by providing & applying primer of approved makes as per manufacturers specifications on prepared substrate, filling the holes and uneven surface with high strength epoxy putty, also providing & applying first coat of Saturant, cutting the carbon fiber sheet to size, wrapping the fiber sheet to structural element at desired orientation using tamping roller to avoid any air voids, repeat the same procedure for multiple layer with interval of 8 hours, aplpying saturant to rectify air voids if any, paste the river sand on it to make surface rough to take any further finishes. Rates to includes all type of material, application, equipment & scaffolding, etc.complete and shall be applicable for all height & level. (Note: Mode of measurement shall be Per Sq.Mt of Fiber consumed- including wastage and not the surface area of application ) 33 Providing and laying cement concrete of grade with nominal mix of 1:2:4 (1 Cement : 2 coarse sand : 4 graded stone aggregate 20 mm nominal size ) in any thickness for retaining walls, return walls, walls including attached pilasters, columns, piers, abutments, pillars, posts, struts, buttresses, string or lacing courses, parapets, coping, bed blocks, anchor blocks, plain window sills, fillets, kitchen counter, window chajjas , sunken floor etc. at all depths and heights/ levels including pumping of concrete to site of laying if required, curing, carriage for all leads, centering, shuttering etc. complete as per specifications and direction of theconsultant. 34 Epoxy Grouting: Providing and injecting low viscosity epoxy grout of approved makes inproportion recommended by the manufacturer into through pre-fixed nozzles into the cracks/honey-comb area of concrete/masonry by suitable gun/pump at required high pressure including scaffolding/ working platform, cutting of nipples after curing, cleaning, etc. complete as per directions ofconsultant at all locations . (Note: This item shall be paid on actual consumption of grout used in Kg as per site register book) 35 PLASTERING WORKS:-Plaster of External Facades, plumbing duct areas and Terrace area (Entireexternal area ) Providing and applying external sand faced cement plaster at all positions and levels with cement mortar ( 1 cement :4 fine screened sand ) in two coats for masonry and concrete surfacesincluding surface preparation, raking out joints, hacking concrete surface, base coat of 15mm thick in C.M. 1:4 added with approved water proofing admixture conforming to IS 2645 and 6mm long polypropylene fibers conforming to ASTM C 1116 Type III in proportions recommended by the manufacturer specifications and curing the same for not less than three days and keeping the surface of base coat rough to receive the sand face treatment 6 to 8 mm thick of C. M 1:3 finishing the surface by taking out grains and curing for 7- 10 days, providing bands, drip moulds, grooves, finishing corners, etc complete as per instructions and directions of theconsultant. 36 Providing and fixing chicken wire mesh of 22 gauge of 30 cm width at the junction of RCC members and brick work of approved quality, prior to plastering, including fixing mesh in necessary position at all positions by necessary drilling/ nailing in concrete/ masonry, etc. complete as specified and directed by theconsultant at all locations. 37 PLASTER DASH COAT ONEXTENSIVELYDAMAGED WALLSProviding and applying one layer (avg. thickness of 15mm) of Ready mix Cement plaster dash coat on extensively damaged wall surfaces,impregnatingbrickbat pieces in the plasterand bringing the damagesurface in line & level with original wall surface & making the surface rough prior to carrying out external plastering work all complete as per the instruction & satisfaction Consultant / NABARD at all location. 38 SEPERATION CRACK TREATMENT: Providing and applying crystalline mortar by mixing in the ratio of 4.5:1 (4.5 parts crystalline mortar: 1 part water) for the treatment of cracks on the surface of walls, ceilings, junction of RCC and masonry, etc. by opening the cracks for a size of 50 mm wide and 75 mm deep from either side of the cracks using cutter machine or chiseling with a well sharpened chisel and hammer cutting to form a V groove all along the length of the crack, cleaning the groove with wire brush, surface preparation by washing with water jet, priming the grooved area with integral crystalline slurry at 0.05 Kg/ running meter and e and while the surface is tacky, fill the groove upto existing plaster surface with crystalline mortar @1.50 kg/running metre. Once crystalline mortar is touch dry then finally applied two coats of integral crystalline slurry @0.05 kg/running metre per coat and making the surface similar to the adjacent plastered surface using wooden floats/ punch, etc. complete as specified and directed by theconsultant. 39 Providing and laying Brick work with common burnt clay F.P.S. (non modular) bricks of class designation 7.5in Cement mortar 1:4 (1 cement : 4 coarse sand) in all types of foundation and superstructure for any depths at all locations and heights with RCC band at sill and lintel levels including providing openings, projections, pillars, parapets, ornamentals of any shape, cornice, etc., raking out joints, curing, etc. complete as per the directions of theconsultant (The payment for RCC band and reinforcemnet shall be made seperately under relevant items) 40 Providing and applying 15 mm cement plaster 1:4 (1 cement: 4 fine screened sand) finished with a floating coat of neat cement at all heights and locations for masonry and concrete surfaces including racking out joints, hacking of concrete surface, watering, finishing, curing, etc. complete as specified and directed by theconsultant 41 STRUCTURAL STEEL:- Providing, detailing, fabricating and fixing of steel structures such as roof girder/ truss, struts, roof purlins, sag angles/ rods, ladders, etc. using hot rolled sections and MS plates of grade Fe 250 at desired location/s as per specifications and approved fabrication drawings for all heights and levels including surface preparation for painting by removing welding blurr with wire brush and grinding and providing & applying two coats of epoxy red oxide zinc phosphate primer of 30 microns each & two coats of epoxy corrosion resistant enamel paint of 30 microns after fabrication including touching up with spray/brush painting. Painting coats shall be applied one before erection and one coat after erection.
