Building Construction Work – Commercial Leases In The Future State Of Completion (Befa) With Completion By The Lessor Of Development Works In The Town Of Montluçon (Allier - 03100). Enedis Has Decided To Launch A Consultation For A Befa In A Geographical Area South Of Montbéliard Closest To The A36 Access Points. Common Particularities Of The Land: The Proposed Land: Will Be In A Non-Flooding Zone, Will Not Be In A So-Called “Seveso” Zone, Will Present An Archaeological Risk That Has Been Lifted Or In The Process Of Being Lifted, Will Be In An Area Not Subject To The Architects Of Buildings Of France, Will Be Outside The Airport Zone, Will Have The Least Possible Difference In Height So As To Allow Easy Accessibility Of Our Machines In Complete Safety Safety, Particularly With Other Road Users. Will Be Close To Major Traffic Routes. Will Allow Access And Circulation Of Heavy Goods Vehicles Up To 19M Long (Heavy Goods Vehicles With Trailers) Enedis Wishes To Bring Together Around 120 Employees Already Present In The Town Of Montluçon (03100) Spread Over Several Sites, In A Single Mixed-Use Building (Tertiary And Operational Activities) In The Agglomeration Of Montluçon (03100) In The Immediate Vicinity Of The Main Roads. The Targeted Areas Are Mainly And As A Priority: - The South Of The N145 - The Surroundings Of Departmental Roads 747, 943 Or 2144 See Geographical Area On Plan: Research Zone = Green Zone, Red Zone = Seveso Zone Excluded From The Research It Must Present The Following Surfaces: - Office Surfaces Of Approximately 1800 M² - Additional Technical Premises And Closed Garages Of Approximately 1100 M² - Shelter Surfaces Open Areas Of Approximately 500 M² - Exterior Storage Areas Of Approximately 1100 M² - Number Of Light Vehicle Spaces Of Approximately 170 Spaces These Areas Are Provided Within +/-10% Of The Areas Which Will Be Specified In The Upcoming Consultation Regulations. Operators Will Be Free To Offer Enedis Any Land That Meets The Above Criteria. The Building To Be Constructed Will Comply With The Regulations In Force: In Particular Labor Code And Environmental Regulations In Force On The Date Of The Building Permit And Re2025. It Will Also Meet The Enedis Companys Sustainable Building Standards In Force, Which Notably Requires A Low-Carbon Building, A Site Integrating Biodiversity, Which Promotes Soft Mobility And Which Contributes To Resource Management And The Circular Economy. All The Prescriptions Will Be Fully Detailed In The Consultation File. The Buildings Must Be New. Delivery Of The Building (Lessee Development Work Completed) Must Take Place Within 14 Months Following The Signing Of The Befa And No Later Than 05/24/2028. The Completion Of The Lessees Development Work Will Be Entrusted To The Lessor. The Holder Will Be Charged By Enedis With All Of The Following Missions: • Design, Undertake And Monitor All Of The Studies Which Make It Possible To Construct The Buildings As Specified In The Documents Of The Upcoming Consultation; • Carry Out And Follow All Administrative Procedures In Summer
