Services Requiredthe Scope Of This Rfp Is To Award A Contract To A Qualified Proponent Deemed Responsive And Responsible Through Our Open And Competitive Proposal Process For Aggregator Services For Repair And Maintenanceproponents Will Be Awarded Contracts Based On The Proposal And Any Clarifications Deemed Necessary After The Rfp Closes To Responders That Demonstrate The Ability To Meet The Expectations Of The Rfp And Demonstrate The Overall Best Value Solutions Which Meet And/Or Exceed The Current And Future Needs And Requirements Of Cbi Health And Its Members.Repair And Replacement Labor, Where Possible, Shall Include Job Labor, Travel Labor, Trip Charges, Parts Procurement, And Any Other Expense Associated With Repair, Removal/Disposal, And Replacement Of Broken, Worn, Or Doubtful Parts, And Or Components.Costs Not Covered: Please Spell Out Any Cost Not Covered Including Labor Charges, Travel Charges, Fuel Charges, Administration Fees, Material, And Tool Charges.Cost Of New Equipment Or Parts Will Include A Mark Up For Profit And Overhead. Services May Include Specialty Piping Work, Such As Heat Fused Piping.Lawn And Snow Maintenance (Mandatory)Services Shall Include Scheduled Lawn Maintenance As Required For Our Specialized Community Services Residential Locations, And On Request/Scheduled Snow Maintenance For Any Cbi Health Location Requiring Lawn And Snow Maintenance.Hvac Maintenance (Mandatory)Proponent Would Be Responsible For The Following Professional Maintenance Services For The Building Environmental Mechanical System(S) On A Semi-Annual Basis To (Currently) 22 Cbi Health Sites Not Covered By Property Or Building Management Scope:Test And Inspect: Typical Activities Include:Testing For Excessive Vibration;Refrigerant Charge; Fan Rpm; Refrigerant Oil(Acid); Water Condition; Flue Gas Analysis; Safety Controls; Combustion And Draft; Crankcase Heaters; Control System(S), Etc.Inspecting For Worn, Failed Or Doubtful Parts; Mountings; Drive Couplings; Oil Level; Rotation; Soot; Flame Composition And Shape; Pilot And Igniter; Steam, Water, Oil And/Or Refrigerant Leaks, Etc.Hvac Preventative Maintenance: Typical Activities Include:Cleaning Coil Surfaces; Fan Impellers And Blades; Electrical Contacts; Burner Orifices; Passages And Nozzles; Pilot And Igniter; Cooling Tower Baffles, Basin, Sump, And Float; Chiller, Condenser, And Boiler Tubes, Etc.Aligning Belt Drives; Drive Couplings; Air Fins, Etc.Calibrating Safety Controls; Temperature And Pressure Controls, Etc.Tightening Electrical Connections; Mounting Bolts; Pipe Clamps; Refrigerant Piping Fittings; Damper Sections, Etc.Adjusting Belt Tension; Refrigerant Charge; Super Heat; Fan Rpm; Water Chemical Feed And Feed Rate; Burner Fuel/Air Ratios; Gas Pressure; Set Point Of Controls And Limits; Compressor Cylinder Unloaders; Damper Close‑Off; Sump Floats, Etc.Lubricating Motors; Fan And Damper Bearings; Valve Stems; Damper Linkages; Fan Vane Linkages, Etc.Commercial And Residential Appliance Maintenance (Mandatory)Proponent Will Ensure High Priority Response Time To Mitigate Downtime In Washer And Dryer Requests.Typical Activities Include:Coordinate Repairs And Maintenance Of Existing Appliancesany Other Trade Services Required For Install Or Any Other Requirements Outside Of Proponent&Rsquo;S Scope To Ensure Successful Install And Venting. This Would Include Subcontracting And Coordination Of Tradespersons Such As Hvac, Roofers, Gas Fitters, Etc.Perform Site Visits/Surveys For All Cbi Health Locations To Determine Make, Model, Age, And Condition Of Current Appliances. This Will Aid Determining Replacement Cycle Requirements On Existing Appliances For The Duration Of The Agreement.Move Management Services (Not Mandatory)Conduct Inventory Count Per Site Using Preferred Cbi Inventory Format Within Given Timeline Provided In Each Project.Assemble And Disassemble Furniture And Equipment In An Office Or A Clinical Environment. This Includes But Not Limited To Small And Large Gym Equipment Such As Treadmills, Multi-Gyms, Functional Trainers, Clinical Supplies, And Appliances.Provide Support With Packing And Unpacking Boxes For Existing And New Inventory When Required.Arrange Re-Allocation Of Goods Between Cbi Sites As Requested, Including During Or After Location Move, Renovation And Closure.Decommission And Remove Items During And After The Move As Needed, Including It Certificate Of Destruction.Facilitate Warehouse Storage For Both Short And Long-Term Requirements.Supply Reusable Boxes Or Plastic Bins Prior To The Move For Filing, Small Supplies And Equipment.Fire And Life Safety: Supply And Service (Mandatory)Fire Safety: Extinguisherssupply (When Required) Standard Issued Fire Extinguishers For All Cbi Health Locations Where Property Management Does Not Provide This Existing Service.Annual Inspections, Maintenance, Recharge, And Repair Of Fire Extinguishers For All Existing Makes And Models Within Cbi Health&Rsquo;S Network.High And Low-Pressure Hydrostatic Testing.As Needed, Provide Recommendations Regarding Modifications, Additions, Or Removals Of Fire Extinguishers, To Always Ensure Code Compliance.Provide Written Reports After Each Visit.On-Site Service.Means To Report And Track Scheduling Of Visits To Ensure Proper System Maintenance.Fire Safety: Fire Protection Systemsannual Inspections, Maintenance, Repair, Recharge, And Upgrading Of Foam Systems, Pull Stations, Crash Bar Alarm Systems, Clean Agent Systems, Kitchen Systems, Co2 Systems To All Cbi Health Locations Not Covered By Property Management Scope.On-Site Service.Provide Written Reports After Each Visit.Means To Report And Track Scheduling Of Visits To Ensure Proper System Maintenance.Exit And Emergency Lightingsupply Of Standard Issued Exit And Emergency Lighting To All Cbi Health Locations Not Covered By Property Management Scope.Annual Inspections And Repairs.Regulations On Test And Maintaining Exit And Emergency Lights: Ensure Certification With Safety Codes.Provide Written Reports After Each Visit.Means To Report And Track Scheduling Of Visits To Ensure Proper System Maintenance.
