Oak Row Equities secures US$181 million construction loan for new Miami tower

US$181 million construction loan has been secured by Oak Row Equities for a new mixed-use tower in Miami. The vertically integrated private equity and real estate company will put up the new luxury development at 2600 Biscayne Boulevard, Edgewater. It involves the construction of a triple-A class office along with residential units. The development will also be awarded the Gold Certified National Green Building Standard. The Edgewater market offers a multitude of lifestyle amenities such as the lush eight-acre Margaret Pace Park, as well as chic dining and retail options. Moreover, Wynwood, Midtown, and the Design District are not too far away. Miami International Airport, I-95, Miami Beach, and Brickell are also easily accessible from Edgewater. Project Architect Arquitectonica, a world-renowned architecture firm, designed the building which will offer 399 luxurious living units. Moreover, there will be 187,000 square feet of office and retail space. The units include studio, one-, two-, and three-bedroom apartments. A wraparound 12th-floor amenity deck will have a lap pool, cold plunge, hot tub, luxurious cabanas, and BBQ grills. The tower’s 41st floor will feature a coworking lounge and rooftop deck. Over half a billion dollars raised for Primergy’s Ash Creek solar project, Texas

A US$588 million construction loan has been provided to finance the 408MW Ash Creek Solar project in Hill County, Texas. Led by Primergy Solar LLC, the solar project was acquired in 2021 from Orion Power Generation on a 3,480-acre site. It is expected to produce enough clean, renewable, carbon-free energy to power nearly 90,000 homes. The project, which is among the largest in the state, will also involve the construction of a 300MW battery energy storage system that will provide consistent dispatchable energy. This section of the project is expected to take an average of 15 months to be completed. The new debt financing includes a construction loan, tax credit transfer bridge loan, and related letters of credit. MUFG Bank lead the deal with SMBC as lead structuring arrangers, and a syndicate of coordinating lead arrangers (“CLAs”). They include BNP Paribas, Commerzbank AG, Crédit Agricole Corporate and Investment Bank, and ING Capital. Additionally, KeyBanc Capital Markets, Norddeutsche Landesbank Girozentrale, New York Branch, and Rabobank. The company also signed a long-term power purchase agreement with Microsoft for the full capacity of the plant. The Ash Creek Solar project team Primergy has engaged SOLV Energy, a leading utility-scale solar contractor, as the engineering, procurement, and construction partner. Construction has started and is expected to create approximately 350 local full-time construction jobs. Once operational, the safety and reliability of Ash Creek Solar will be managed by six full-time and permanent positions on-site. The plant is strategically situated near several existing fossil fuel plants and high energy demand. Construction timeline Construction began last year and is expected to be completed by mid-2025. The company is also working closely with local leaders, school districts, and over 20 landowners to ensure Ash Creek Solar brings tangible benefits to the community beyond the construction phase. Over Ash Creek Solar’s operating life, it will provide an estimated $100 million in tax payments to Hill County. The Portland International Airport (PDX) is a US$215 million project that has been ongoing for five years. It is the first major upgrade the airport has had in almost twenty years and was initiated to balance passenger and infrastructure demands on the north and south sides of the terminal. The expansion involved a 253-meter extension of Concourse E, adding 12,727 square meters. This accommodates for an additional seven contact gates and two ground-loading gates. The extension aligns with the Port of Portland’s “Uniquely PDX” brand. It incorporates diverse food/beverage and retail options, restrooms, airline operations spaces, and support areas. This phase of the project has already been completed. This design anticipates future changes, such as aircraft size variations or advancements in boarding processes. This area is designed to imitate a walk in the forest with a wooden roof, live trees, and overhead skylights. Notably, 95 percent of the steel used in the new roof comes from within 25 miles. Additionally, all the wood comes from within 300 miles of the airport, primarily from small family farms, tribal lands and sustainably managed forests. Two new security checkpoints are also included in the new main terminal along with airline ticket counters and the return of the concourse connector which are hallways that connect the two wings of the airport post-security. $1.5 Billion Legends Tower Funding Secured in Oklahoma; Building Set to Become the Tallest in United States Upon Completion

$1.5 billion Legends Tower Funding Secured may foresee the construction works kick off in the month of September of this year. The Legends Tower located in Oklahoma City, is planned to become the tallest building in the United States of America, as revealed by its developer Scot Matteson just recently. The Legends Tower was designed by the Californian architecture studio AO. This upcoming super tall skyscraper in the United States of America is now fully funded as of the beginning of the month of March. This information was brought to light by a local news outlet, The Oklahoman. Legends Tower Funding Secured According to Matteson, they had secured a total of $1.5 billion that is needed to fully fund the construction of the upcoming skyscraper and also the three smaller towers surrounding it; which will be collectively be referred to as the Boardwalk at Bricktown.
